Qatar Mortgage Calculator for Expats: Monthly Payment and Salary Needed
A mortgage calculator for expats in Qatar that shows the monthly payment, the salary you need to stay under the reported 50% cap, and whether your plan fits the reported loan to value and term limits.

The most useful number in a mortgage is not the monthly payment but the salary you need to be approved. This calculator gives both, and shows how much a bigger down payment saves. The limits it checks come from an Expatica guide updated in May 2025 and other guides, and they differ between sources and banks, so treat them as a guide. Our expat mortgage guide lists bank requirements, and buying property in Qatar lists the areas expats can buy in. This is an estimate, not financial advice.

What a bigger down payment does
A QAR 1,000,000 property at 5% over 20 years, with the same rate and term:
| Down payment | Loan | Monthly payment | Salary needed (50% cap) | Total interest |
|---|---|---|---|---|
| 20% (QAR 200,000) | QAR 800,000 | QAR 5,280 | QAR 10,560 | QAR 467,000 |
| 30% (QAR 300,000) | QAR 700,000 | QAR 4,620 | QAR 9,240 | QAR 409,000 |
| 40% (QAR 400,000) | QAR 600,000 | QAR 3,960 | QAR 7,920 | QAR 350,000 |
Ten more points of down payment lowers the monthly payment by about QAR 660 and saves about QAR 58,000 in interest, on these assumptions. The 20% row also breaks the 70% loan to value limit Expatica reports, so some banks would not lend it.
How the rate and term change it
On the QAR 700,000 loan above, the payment is about QAR 4,240 at 4%, QAR 4,620 at 5% and QAR 5,020 at 6%. A longer term lowers the payment but raises the total interest. On the same loan, 25 years instead of 20 brings the payment down to about QAR 4,090. Reported limits differ: Expatica says Central Bank rules prohibit terms over 20 years, while it also lists a bank at 25.
What the checks mean
- **Loan to value.** Expatica reports up to 70% for expats, Ahlibank up to 75%, and a search summary of another guide says 75% below QAR 6 million and 70% above.
- **Term.** Reported as 20 years, with some sources and banks at 25.
- **Payments against salary.** Reported cap of 50% of monthly salary, counting your other loans.
The tool marks each as pass or check. A "check" does not mean refusal. It means ask the bank.
What the tool leaves out
- Bank fees, valuation, life and buildings insurance (reported as required) and developer service charges.
- The property transfer fee. Expatica gave 0.25%, and Qatar's Ministry of Justice changed several real estate fees in January 2026, so confirm the current cost.
- Bank income minimums. Expatica lists QAR 15,000 to QAR 35,000 a month depending on the bank.
- Early settlement charges, reported as 1% to 3% in the first years.
Before you commit
1. Get an agreement in principle before you make an offer.
2. Get a written offer with the rate after any fixed period, fees and early settlement charges.
3. Read what can happen if you cannot repay a loan in Qatar.
4. Compare with renting. See renting an apartment in Qatar and the cost of living in Qatar.
What we could not verify
- Qatar Central Bank's current limits and Expatica's bank figures, which come from a 2025 guide.
- Current rates, which vary by bank, product and applicant.
- The current property transfer fee after the 2026 changes.
Frequently asked questions
How much is the monthly payment on a QAR 1 million mortgage in Qatar?
With a 30% down payment, a 5% reducing rate and 20 years, the loan is QAR 700,000 and the payment is about QAR 4,620 a month. A 4% rate gives about QAR 4,240 and 6% gives about QAR 5,020.
What salary do I need for a mortgage in Qatar?
Under the reported 50% cap, your payments should not exceed half your salary, so a QAR 4,620 payment needs about QAR 9,240 a month. Banks also set their own minimums, which Expatica lists at QAR 15,000 to QAR 35,000.
Does a bigger down payment help?
Yes. On a QAR 1,000,000 home, 40% down instead of 30% lowers the payment by about QAR 660 a month and saves about QAR 58,000 in interest at 5% over 20 years.
